The real value of an Electrical Safety Survey and Assessment report should
be measured by its usefulness. A property inspection report should fully inform a prospective buyer about the property
condition. It should help the buyer make an informed decision about purchasing (or not purchasing) the property. Electrical
Surveys are also used to inform existing property owners the electrical condition of their property. The owner then can make
corrections before the loss of life, damage to property or potential personal injury law suits. An ounce of prevention
and doing due diligence go's a long way. Electrical Safety Survey and Assessment Residential properties: We have three (3) types of surveys; Walk through survey, Comprehensive survey and the Comprehensive plus report that is mostly for commercial/ Industrial applications. Walk through survey: consist of a visual inspection of the electrical a little more than what a home inspector would look at, you receive the following: Service inspection, panel inspection, device inspection, outlet polarity random test, and hand written report on site that consist of the following: Existing conditions/upgrade, violations/correction, Cost impact assumption estimate. Comprehensive survey: consist hands on inspection “we open things up” you receive the following: Electrical safety survey assessment, General description, List of Existing conditions, List of code violations, Random device removal assessment, Main line service inspection, Panel inspection, Ground assessment, Mechanical inspection of heat system, AC system, Hot water, Generators, Alternative energy systems, Kitchen appliance wiring, Attic and crawl space wiring, outside wiring such as GFI outlets, swimming pools, hot tubs, tool sheds, detached garage, post lighting etc…, Smoke detectors, Co detectors. Lighting fixtures. This is also available for commercial surveys. Assessment Report: Typed with photos on disc and hard copy. Recommendation report: Typed with Existing conditions/upgrade, violations listed with code reference article to correct. Cost impact Report: Consists of the following: (1) Cost estimate based on existing conditions of possibly out dated equipment brought up to current electrical standards. (2) Cost estimate based on code violations found during survey that need to be corrected Comprehensive plus Report is priced with a base Fee and Hourly rate to conduct the survey described below. Mostly used in Commercial and Industrial buildings. Comprehensive Plus Report: consist hands on inspection “we open more things up” you receive the following: Electrical safety test survey assessment, General description, List of Existing conditions, List of code violations by article, section and part, Random device removal of 25% assessment, Main line service inspection, Panel inspection, Ground assessment, Mechanical inspection of heat system, AC system, Hot water, Generators, Alternative energy systems, Kitchen appliance wiring, Attic and crawl space and above ceiling inspections of wiring, outside wiring such as GFI outlets, swimming pools, hot tubs, tool sheds, detached garage, post lighting. Lighting fixtures, UPS Systems, Main Switch gear, all equipment hard wired in place. Transformers, Motor control centers, lightning arrestors, AIC marking and compliance, NEC compliance regarding panel schedules and conductor marking, infrared thermograph photography. Assessment Report: Typed with photos on disc and hard copy. Recommendation report: Typed with Existing conditions/upgrade, violations listed with code reference directly quoted article, section, and part of the code to correct to. Cost impact Report: Consists of the following: (1) Cost estimate based on existing conditions of possibly out dated equipment brought up to current electrical standards. (2) Cost estimate based on code violations found during survey that need to be corrected. Recommendation safety report: Pin point recommendations with cost impact for safety equipment and procedures OSHA compliant or above standards regarding NFPA 70E and NEC compliant. |
